By making a booking to stay with us, you are entering a legal contract that is subject to the following terms and conditions:
Our prices indicated on our website are per room (double occupancy) and includes a fully cooked breakfast and where applicable VAT.
ARRIVAL AND DEPARTURE TIMES
Arrival: Check-in time on your first day is strictly between 4pm and 7pm unless otherwise pre-arranged.
Departure: Unless varied by prior mutual agreement, on the day of departure, we kindly request that you vacate your bedroom by 11am to allow us time to prepare it for our next guests.
The balance amount of your booking is payable on departure by credit/debit card, cash or by one of our popular Gift Vouchers.
Children are welcome at The Rocks Bed and Breakfast but need to be under supervision by their parents or guardians at all times.
We can provide high chairs, cots and a stair gate (for the upper floor only).
We are very sorry to say that the bedrooms in The Rocks Bed and Breakfast are only accessible via stairs and are therefore not suitable for wheelchair users.
The Rocks Bed and Breakfast is dog friendly, however, we require guests to make arrangements before dogs, including certified service dogs can be booked in as we have a limited number of dog friendly rooms. An additional fee of £10 per dog per night applies.
Dogs must be kept on a lead at all times
Dogs are not allowed on the furniture or beds – if dog hairs found on sheets or mattresses an extra cleaning charge will be incurred.
Dogs must not be left unattended in the property at any time.
Dogs must be cleaned and smelling fresh – heavy doggy smells will not be allowed and incur an extra cleaning charge in room.
Dogs on heat or shedding hair cannot stay with us.
Barking or whining dogs will be asked to leave.
Dogs cannot be left unattended in their rooms unless in their regular sleeping cage during breakfast.
Please check your room on arrival and report if any noticeable pre- existing damage. Your room will be inspected on check out and any new damage charged.
Lifting Poop – You must be in attendance with your dog when it is let outside to lift poop.

We have a strict no-smoking policy throughout the house. Guests may smoke outside in the garden. If any guest smokes in any part of the house, the guest agrees to pay for a professional tobacco and smoke odour removal service.
MAKING A BOOKING
Bookings are normally a minimum stay of two nights from 1st April to 31st October, or three nights on Bank Holiday weekends, Christmas and New Year. Please check with us, as sometimes we have gaps that may fit in with you.
A reservation must be accompanied by the payment of a non-refundable deposit of £40 per room per night at the time of booking to secure your room. All prices given on this website are per room (double occupancy) and include a full English breakfast and where applicableVAT.
Special Requirements: If you or any member of your party has any special requirements – i.e. dietary – please let us know at the time of making the booking.
CANCELLATION, CURTAILMENT AND POSTPONEMENT
We respectfully remind guests that a reservation constitutes a contract and that cancellations cause loss to small establishments. Please be aware that these Terms and Conditions overrule any or card scheme rules that your credit/debit card provider may offer or have in place.
Holiday insurance: We strongly advise that you take out suitable Travel insurance..
Cancellation: A non-refundable deposit of £40 per room per night will be debited as confirmation of your booking. If you need to cancel your booking, please let us know as soon as possible so that we can attempt to re-let the room. We reserve the right to charge the full amount due in the event of a late cancellation within 7 days (before noon) of the day of your arrival where we are unable to re-let the room(s).

Curtailment If you have to curtail your booking in advance of, or during your stay, please let us know as soon as possible so that we can attempt to re-let the room for the days you cannot stay. If we cannot re-let the room, then you will still be liable for the remaining outstanding balance. If we are able to re-let the room for part of your remaining booking, then you will only be liable for any days that the room is not re-let.
Non-Arrivals: Should you fail to arrive without letting us know, there will be a charge for the full outstanding balance.
Third Party Bookings: If the person paying for the booking is different to the person taking up the occupation, the person who pays for the booking may be held responsible for cancellation, curtailment or non-arrival fees as well as damage or loss, and appropriate charges will be taken from their credit/debit card.
Postponements: If you need to postpone your booking, please give us a much notice as possible so that we can try to re-let your room. We will be happy to transfer your non-refundable deposit to a new booking.
Guests who wish to arrange arrival and departure times outside the normal arrival and departure times listed above will incur a supplementary charge.
The Rocks Bed and Breakfast Gift Vouchers may be used to secure a booking. Please note that once a booking has been made, our Cancellations, Curtailment and Non-Arrivals or Postponement conditions detailed above apply and, if we cannot re-let the room(s), the Gift Voucher will no longer be valid.
NON-AVAILABILITY OF ACCOMMODATION
We would only cancel your booking if your room was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation. If this was not possible, or unacceptable to you, then we would refund all monies paid by you for the booking. Our liability would not extend beyond this refund.
DURING YOUR STAY
Our aim is to offer all our guests a relaxing and tranquil stay and we kindly ask guests to respect the quiet enjoyment and relaxation of other guests.
Housekeeping: Normally we carry out our housekeeping and room cleaning between 9.30am to 12 noon each day and will require access to your room during this time, however if you would prefer to not avail of our house keeping, please let us know.
Visitors to rooms: Guests are not permitted to have visitors to their rooms without our prior agreement.
Accidents happen: Please let us know immediately of any damage or spillage so that we can attempt a speedy repair or clean. Spillages are more easily rectified the sooner they are dealt with. Any significant breakage or damage may result in a charge for replacement, repair or specialist cleaning. If the damage means the room cannot be made available in good time for the next arriving guests, you may also be liable for our loss of income.
Missing / Lost items: Any item taken from the rooms without our consent will be charged for. Lost keys, or keys not returned, will incur a £50 charge.
Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves.
